Typically, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. It follows that appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you want a copy of the appraisal document, you generally have to obtain it through your lender instead of the appraiser.

Other responsibilities include accurate figures appropriate to the scope of the report, acquiring and sustaining a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor. There are also ethical duties that have nothing to do with clients and others. For example, appraisers must be able to produce their work files for at least five years - something else Josh Anderson Appraisals, INC. makes a part of their standard routine.

We demand the highest professional integrity possible from ourselves. Working on assignments based on contingency fees is not something we can consider.
